Call me stupid if you like, but isn't this just a revised edition of part one of The Silmarillion? I can't count how many times I've been tricked into thinking there was a new book and then discovered that Christopher Tolkein had just 'tidied up' or annotated stuff I'd already read.

AFAIK, this is an actual full size novel and not just what was in the Silmarillion. But I guess we'll see.
